Sold – New Record High Sales Price for Lake Forest Shores

The buyer wanted to buy the home for full price the moment it came on the MLS.  He was told he had to wait until the weekend Grand Opening to view it.  It was standing room only when he entered the home.  After seeing the ‘competition’ he wrote an offer for $25,000 over asking.  This set a new record high in Lake Forest Shores and completely covered the seller’s marketing fee and then some!

Last week we posted about a 2-bedroom/2-bath townhouse in Lake Forest we were bringing to market. We really wanted to invite everyone to the Grand Opening Open House to show you how beautiful the home was after the full remodel that upgraded the home throughout and changed a half bath to a second full bath.

Birch Grove Open House Results

What happened at your last Grand Opening Open House? Well, I’m glad you asked. In September we held our Grand Opening at Birch Grove in Terra Vista, another Taco Edition. If you have followed our recent sales you could probably predict the results – sold in 4 hours for thousands over recent comps. The open house was seen by almost 300 guests and 17 offers were received.

In case you missed the open house here is a video that we had a professional movie company shoot at the event.

The flash mob was planned although many people from the crowd joined in spontaneously. The amount of people who came to the open house was typical (you would know that if I sold your house) and a result of the outside-of-the-box marketing we do on each and every listing. We are going to be using this video as part of the Yesin7days training we will be teaching to other agents beginning next year.

A Tale of Two Sonoita’s (or Traditional Agent vs Jenean Hill)

David here to report on the recently sold 23046 Sonoita property (the ‘Taco Edition’ Grand Opening Open House). We opened the property to the pubic on the same day as another property opened just 4 doors down the street. Both homes back to a very busy street and present a challenge to market and sell. What a great opportunity to show the power of Jenean’s marketing and selling of homes versus traditional agents. (I was going to mention that the other agent was out-of-area but then I realized that Jenean sells out-of-area all the time, using the same system to quickly sell homes anywhere.)

Here’s what happened so far:

Both homes opened on the same day. The other agent did the traditional marketing, put a sign in the yard and put the home on the MLS. Jenean spent the entire month in advance of the open house to market the property and get it ready for the public. When she opened the doors for the Grand Opening Open House, it resulted in almost 200 guests and created a sense of excitement for the guests, and the neighborhood. Guests were served tacos and listened to salsa music while they enjoyed the atmosphere and explored the home. While the other home got the benefit of Jenean’s marketing, with a few curious spillover visitors, they failed generate many visitors of their own.

In about one week, a guest who visited the open house wrote an offer above the asking price and went into escrow.

The other home…well, it’s still on the market and will probably be there for a while. At some point they will likely lower the price to try and entice someone to make an offer. If it’s on the market for the average time, that will be in about 3-6 months. (I’m sensing a huge advantage for Jenean’s system here.)

SOLD – 25271 Tanoak, Lake Forest – Seller Follows Plan, Wins Big

This just happened…Another of our listings went into escrow within five days of going on the market (and hours of being viewed for the first time). The property sale at 25271 Tanoak, Lake Forest is a great success story for our seller. She had been following Jenean’s work for years and knew that good communication, trusting her advice AND following it to a “T” would sell her property quickly and for the highest price possible. She knew the drill and it was as easy as 1-2-3:

1) Make her home look great for professional photos by doing some cleaning, fixes and staging.
2) Setting a fair price to make BUYERS want to come see it.
3) Setting a commission that would make buyers’ AGENTS drop everything and bring their buyers to it on DAY ONE. (No buyer’s agent wants to be cheated by being offered 1/2 of a listing agent’s discounted commission because that listing agent knew their own services weren’t worth paying full price for).

The Grand Opening Open House was on Saturday and there were almost 100 visitors to the home in 4 hours. If you do the math, that is one visitor per 2-3 minutes. The offers started coming in and they were quite varied. The difference between the high and low offers for this home was huge…$30,000.

We stopped taking offers on Monday because one of the many offers was so good that it would be nearly impossible for anyone to top it. In fact, it was so high that it couldn’t possibly appraise at that price. Jenean went line by line over the purchase agreement with the buyer’s agent and made recommendations to meet the needs of her seller and give the buyer the best chance at acceptance. At the end of the day, the buyer agreed to buy it even if it didn’t appraise at the sales price! WOW. This property fetched the top selling price in recent history for the entire community – even amongst larger properties!

By following Team-Jenean’s 1-2-3 marketing plan for sellers, similar success can be yours. Keep in mind that all 3 components make the system work. If you leave out any one step, you will be leaving money on the table: It’s your money – It’s your call!
