Weekly Fraud Alert: Wandering Contractors

Book of Referrals photoDoor-to-door roofers and other home improvement outfits have been scamming homeowners since the Dark Ages. They take money from the homeowner and then fail to do the work — or do a subpar job. To avoid falling prey to this scam, homeowners should look in the Yellow Pages for contractors, get estimates from at least three, check references, and pay no more than a third of the total bill upfront.  And don’t forget, that my service to you doesn’t end after the sale.  I keep a book of fantastic and affordable service providers who have served me well over the years that I am always eager to share with my friends! 🙂

Lake Forest, California Real Estate – 2010 ‘Days on Market’ Stats

How’s the market?  When people bump into me in Orange County and ask me, “How’s the market?” I know that what they are really asking me is, “How is the market in my neighborhood?”   PS0357Below is a chart that demonstrates how long it takes for an average REALTOR to sell their listings in my neighborhood: About 3 to 4 months in 2010.  If you have been following my blog for some time, you know that in the past decade my listings sell in an average of less than one month.  In 2010, my listings entered escrow in an average of 8 days – whether they were standard sales or short sales.  There is a lot that goes on behind the scenes to make this happen.  In fact I am working on preparing a listing to sell in 8 days at this very moment.

Jenean's Behind the ScenesWhile at the annual Orange County Association of Realtors Board of Directors ‘Summit” this month, I got a call from the out-of-town heir to a townhome in Lake Forest’s Sun & Sail Club community.  They received my name from their sister’s friend who got it from a former neighbor whose home I sold last year.  They told me that they needed to sell the condo, and that they realized it needed to have some work done.  I met with them a few days later and showed them what items, if fixed, would add significant value to the sales price of the home and what items wouldn’t.  I agreed to spend the next month getting these repairs and upgrades completed using the best and yet most affordable service providers. 

Within hours of signing the listing I had the opportunity of pursuing two 2700 sq.ft. home listings down the street.  I knew that there was no way that I could market another property or two while preparing this condo for sale.  That was o.k. with me. My objective is leave no stone unturned in helping  my existing clients sell their homes for more – NOT to help myself sell more homes. 

It is common for Homeowner sellers to phone up the agent whose signs they see all over town, week after week assuming that they will do the best job in selling their home.  What they may actually be observing is an agent who priced their listing high in order to ”win’ the listing and be able to set up shop in the client’s home week after week in order to meet neighbors who are thinking about moving, as well as pick up more buyer-clients.  In the mean tine, the seller is having to make 3 more house payments on average before the home sells for a lower-than-expected sales price.

My model couldn’t be any more different: Much of my work to obtain top dollar for a seller’s home happens behind the scenes in the few weeks prior to putting the home on the market.  While doing repairs and finishing touches, I put the listing in the que to be advertised on the prime page in the real estate section in the most read newspaper in Orange County and on websites across town and across the country.  The home and community are beautifully and professionally photographed to drive the maximum number of buyers to the home’s Grand Opening Open House.  It is not uncommon for me to have hundreds of visitors to these events.  Often, the following Wednesday it enters escrow as the highest recent comp in the neighborhood.

You won’t see multiple Jenean Hill ‘For Sale’ signs all over town as I generally work with one or two clients at a time and enter escrow in about a week.  What you will see are big Grand Opening Open House crowds that come from extensive marketing with beautiful photos and a smile on the seller’s face when their home’s sale price just broke neighborhood records!

Balancing Blogging with Business and Real Life in Lake Forest

Many of you have asked why I haven’t been blogging over the summer.  As much as I enjoy writing and helping the public make educated decisions in regards to real estate, there are times when blogging must take a back seat.  Referral business was at a all time high this Spring and early summer with as many as 11 transactions occurring at one time.  It got to the place where I was referring out my referrals so that I could do a good job with the current clients with whom I had a mutual committment and balance things in my personal life.  No time or energy to blog.

I believe that the busiest real estate agent is not necessarily the best real estate agent.  For almost a decade, God has blessed me with more real estate business opportunities than one person could proficiently handle.  This allowed me the oportunity to interview potential clients to determine which ones I wanted to pull out all the stops for to successfully market their home or win the keys to a new one.  Nothing is more satisfying than to be working with very nice people who are in tune with the market and trust your expertise.  Those are the clients you work through your vacation for or change the date that you celebrate your wedding anniversary because it coincides with the date that your buyer’s dream home just showed up on the market.  There are other people that you run away from because one violant, psychotic break in your presence can be life changing. (Some day I might talk about this).  Moving forward, I look forward to my Director work at the Orange County Association of Realtors, serving more great buyers & sellers above and beyond the call…and balancing it with spending time with friends, family, and of course, blogging for fun!

Lake Forest and Orange County, California Buyers: Tremendous Surge in Home Buying in the Last Two Weeks

Copper Cliff Dement FrontUPDATE—The market is moving at record speed.  In the last news letter, I advertised Dale’s SHORT SALE Country Club Condo across the street from the lake at $225,000.  We had 140 visitors and 10 offers by midnight of the Grand Opening Open House.  The offers went over $250,000.  With that type of demand, I showed my seller that we could probably put the home back on the MLS and specially market it as a STANDARD SALE for over $280,000 and ask the buyer to pay all of the SELLER’s closing costs and marketing fees.   To make a long story…short. We received 2 offers over this amount and entered escrow with one.  The home appraised at $282,000. The buyer got to buy a highly desirable NON-SHORT SALE property that he could close escrow on right away and the seller came away without a blemish on their record!

Copper Cliff Buanno Kitchen toward stoveRight after this home entered escrow I got a call from their neighbor who needed to sell his place as a SHORT SALE.  His lender is Wachovia.  That was the best news I could have heard as this bank has a no-nonsense approach to approving short sales.  I called the bank rep and she said to put it on the market and get an offer.  I priced it at $250,000 and had another Grand Opening Open house. It sold that same day to a couple who missed out on the first Country Club Condo.  We are in escrow now at $265,000.

Sailwind Condo KeithAt that open house, I met Steve —a dad looking to buy a single family residence for his son.  I went over the current dynamics of the market with him so that he would have an understanding that would help him be competitive in writing an acceptable offer.  A few days later we looked at the lowest priced SFR in Mission Viejo and decided against it.  I changed the search to include condos.  The Keiths selected their top three picks and we saw them on Friday.  One was in a community that, like so many others,  banks can no longer write loans on.  They would need an all cash offer.  Out of the two other condos, they decided on one right near the Beach & Tennis Club.  I called the agent and got all the information we would need to write an acceptable offer.  We wrote it up and delivered it to her front porch.  By the end of the day we were in escrow with a home inspection planned for the following day.

Rue de ValoreWhile all of this was going on, I got a call from a homeowner who saw the Country Club Condo (#2) sign and asked about it.  I told him how homes were selling the same day they came on the market.  Although he had the cash to buy a condo in this lake community last month, now, based on my two recent sales, he would need to look in a neighborhood that didn’t have attached garages.  I showed him the last listing in the city under $225,000.  We wrote a cash offer on this REO and are currently waiting for the bank’s response.  Although he wrote it over asking price, it was less than a non-cash offer.  Ask me when we talk what happened with this.

AspanDuring this same week my doctor asked me about a single family residence that he drove past.  I inquired about it and the Realtor told me that there were 5 offers on it and they were going to accept one that night.  This was one of the lowest priced SFRs in the city at $425,000. The doctor wanted to see inside immediately.  I asked the agent if she hold off accepting an offer to give us time to go inside.  Two hours later after viewing the home, I called the agent back.  She said that there were now 8 offers on it.  We put together an offer and had it to her by 9:30pm.  Our offer was accepted the following morning.  We had the home inspection the next business day and found that 45 more agents had taken buyers through the home.  Boy, that was a close call!

Just about everyone one wants to buy before the prices and interest rates increase further. Think what the month of May is going to be like when the $10,000 California Tax Credit takes effect!  If you are a buyer, talk to my lender right away so that your financial package is together.  20% down and higher buyers will have the best chance, so borrow from your folks or kids if you have to!  P.S. I will no longer represent bank robbers. 🙂
